Erskine stretches along the southern shore of the Clyde, where the river begins to widen into its estuary. Damp westerly air funnels up the water for much of the year, and on calm autumn and winter days mist can sit over the riverbank well into the morning. The planned town was laid out with generous belts of woodland and green space, and those trees bring shade, falling leaves and the steady moisture that algae thrive on.
Most of Erskine was built from the 1970s onwards, so the typical roof here is concrete interlocking tile on a family semi or terrace, many of them fairly low in pitch. Bishopton has a broader mix: older stone cottages and villas under slate around the village core, alongside a large spread of modern tiled homes.
Concrete tiles have a porous, sandy surface, and once moss is rooted in it the tile stays damp from one week to the next. On a shallow pitch, rain drains away more slowly in any case, so that dampness lingers even longer. Frost then gets to work, opening tiny cracks that widen every winter and let more water in.
Moss also builds up in the gaps where tiles interlock and along the bottom edge of each course. That raises the tails slightly and opens a path for wind-driven rain off the river to blow under the tiles towards the felt. Meanwhile, chunks break away and drift into the gutters, where they combine with leaves from nearby trees to choke outlets. Overflowing water then soaks soffits, fascias and render, and can cause damp patches indoors.
Not every roof calls for the same treatment. A 1980s tiled semi and a slate-roofed stone cottage need a different touch, so we judge the material, pitch, height and level of growth first and plan from there. The thick cushions come away first, using hand scrapers along each row of tiles and around the ridge and verges. Hand scraping puts no strain on the roof surface and, on a concrete-tiled house, it often clears most of what's there in one careful pass. We collect the moss into bags as we go rather than letting it rain down onto your garden.
With the bulk gone, low-pressure steam deals with the algae, lichen and dark staining that scraping leaves behind. It cleans through high temperature rather than force, delivering about as much pressure as an ordinary garden hose. That keeps older slates whole and ridge mortar firmly bedded, and it suits concrete and clay tiles equally well.
We end every clean by applying an eco-friendly biocide across the whole roof. Because it soaks down into the tile pores, it reaches and kills the root spores that would otherwise grow back. When the roof is done, we turn to the guttering and downpipes, emptying out loose moss so rainwater can drain freely again. Your windows are cleaned as well, since spray and grime from the roof inevitably land on the glass. Both come included in the quoted price.
Before starting, we protect the ground around your home. At the end, all the waste is collected, bagged and taken away for correct disposal, and we give the full property a washdown so driveways, paths and walls are left clean.
