On high, open ground, roofs take the full force of wind and rain, and moss soon follows. We scrape it off, use low-pressure steam where the roof calls for it and seal the job with biocide, leaving gutters and windows clean.

Built as Scotland’s first new town, East Kilbride stands on an upland plateau south of the Clyde valley. With little shelter on many estates, rain arrives sideways on westerly winds and low cloud often sits over the higher ground. Roofs stay wet far longer than they would in a sheltered valley, especially where a pitch faces north or sits in the shade of mature trees.
Most homes date from the decades after the town’s founding, so concrete interlocking tiles and flat-roofed blocks are common, alongside newer developments at Jackton. Eaglesham is very different: an eighteenth-century planned village, now a conservation area, where older cottages and houses carry traditional slate. Moss sinks its roots into the textured concrete, whereas slate gathers lichen and black algae that slowly darken the whole roof.
Think of each clump as a reservoir sitting on your roof. Exposed homes on high ground take repeated soakings, and the moss keeps that water pressed against the tile surface. When temperatures dip below zero, the moisture freezes and expands, gradually loosening the surface of concrete tiles and opening fine cracks.
The bigger risk comes as the growth fills the gaps where interlocking tiles overlap. Each tile tilts upward slightly, and strong wind then drives rain beneath it onto the felt and battens. On the slate cottages of Eaglesham, roots can work under the lower edges and nudge slates out of position. Meanwhile, fragments wash into the gutters until the outlets jam, sending water over the edge and down the brickwork.
We begin by working out exactly what’s on your roof. Concrete tiles, conservation-village slate and flat sections each need their own approach, and heavy growth is handled differently to a light film of algae. Any damaged or displaced tiles we notice are flagged up beforehand. You’ll know the full, fixed price upfront, and your garden and paths are protected before we set up.
The first pass is entirely manual. Using scrapers, our operatives clear moss from the surface of each tile, the gaps between courses and along the ridge. Because there's no water or pressure involved, nothing gets pushed under the roof covering. As each section is finished, the waste is swept up and bagged straight away, so very little ends up in the gutters or on the ground below.
Next, if the roof needs a deeper clean, we use low-pressure steam. The heat breaks down algae, lichen and remaining moss, yet the water flow is no harder than a garden hose. Slate on an older Eaglesham cottage is safe from cracking, and the mortar on the ridge is left undisturbed. On concrete tiles, it restores a surprising amount of the original colour, which matters on estates where neighbouring roofs are side by side.
We finish by applying a professional biocide that's eco-friendly and biodegradable. Absorbed deep into each porous tile, it destroys the spores that would otherwise sprout again in a season or two. Spraying it is the step that lets us issue our three-year moss-free guarantee, set down on paper, and payment is only due once the work has your approval.

I am extremely happy with the roof and driveway cleaning services provided by Jaimie and the team at Outside Cleaning Limited. They thoroughly removed the moss from the roof, cleaned the gutters and even cleaned all the windows, doors, and the garage door as part of the job. Once the cleaning was complete they made sure all the debris was cleared away and left everything spotless. Jaimie also took the time to provide helpful advice on how to maintain the roof and keep it in good condition. The team was professional and thorough. I would highly recommend Outside Cleaning Limited to anyone looking for exterior cleaning services.Posted on Google![]()

Jaimie and the team cleaned our roof and we were really happy with the results. It’s spotless and they left the garden and bits around the house incredibly tidy. What I think sets these guys apart though is how they look after customers. Communication was brilliant throughout the whole process, they sent a really helpful video before the job that told us what to expect and that no surprises approach made a big difference for us. On price, we got a few different quotes and Outside Clean Ltd were really competitive. I’d have no hesitation using them again and have already recommended to friends and family.Posted on Google![]()

Nice people, who did a superb job and tidied up very well after them. Thanks Jaimie for a job well done.
“Punctual, professional team. Delighted with my gleaming roof and stonework! Highly recommend Outside Clean Ltd.”
“We had our roof cleaned by Jamie and the Outside Clean team. A great job done and cleaned up when finished. Very pleased and would highly recommend.”
“Great to deal with. Well organised and presented. Arrived as scheduled to do full roof clean, completed and cleaned up when finished. Excellent result, difference is amazing.”
“What a fantastic job they did, my roof looks like new. As well as cleaning my roof they fully cleaned up after themselves — my garden looks better than it did before.”
“Attention to detail was spot on. We have had a previous roof scraped but it didn’t come up half as good as this time. Very happy with the job.”
“Can’t thank Jamie enough for the great job he did on our patios and drive. He worked through horrendous weather and goes over and above to help.”
Power washing is often sold as the quick fix for a mossy roof, but it causes damage you won’t spot from the garden. We refuse to use it. Instead, our method relies on heat and hand tools. Here’s how each one treats a typical roof in the area.
When moss comes off a roof, some of it always ends up in the gutters. That’s why clearing them, and flushing the downpipes, is built into the price rather than charged on top. We’ll also clean your windows before we finish, so the glass isn’t left spotted with grime from the roof.
The ground gets protected first, so lawns and driveways aren’t left covered in grit. All the moss and debris is bagged for proper disposal, and the job ends with a complete washdown of the house, paths and drive.
How we reach your roof depends on its height, its pitch and how much room there is at ground level. For most two-storey homes on the town’s estates, a mobile tower or scaffolding does the job safely and quickly. Elsewhere, we bring in a cherry picker, fit harness systems, or use rope access on the trickiest roofs.
Every operative is trained and every piece of access equipment certified. The business is IPAF and PASMA accredited, has SafeContractor approval and holds £5 million of cover for public and employer’s liability, tailored to working at height.
From new town estates to the slate roofs of a conservation village, we clean roofs throughout East Kilbride, Eaglesham and the newer homes at Jackton.
Most standard homes are from £700. Larger or complex roofs can reach £6,000. The roof’s material, its size and pitch, the access and the amount of moss all play a part, and your quote is fixed upfront.
Spring to early autumn is ideal, but we work year-round whenever conditions are safe.
Have it inspected every one to two years and cleaned roughly every three to five.
