Airdrie stands on the upland Monklands plateau, noticeably higher than the river valleys around it. That height brings its own weather: more days of hill fog, colder nights, frosts that hang on into spring and snow that lies longer than it does lower down. Open moorland to the east gives the wind a clear run at the town’s rooftops, carrying rain in from every direction.

Repeat that through a long winter and slates begin to delaminate, while concrete tiles develop hairline cracks that widen year by year.
Snow adds weight on top of saturated moss, and meltwater gets pushed back under raised tile edges onto battens and felt. Down at the eaves, clumps break loose and choke the gutters. On harled post-war houses, an overflowing gutter soaks the roughcast, which can then crack and let damp into the wall behind. Spotting heavy growth early and having it removed costs far less than repairing what it leaves behind.
Upland roofs often carry heavier, more established growth, so our first job is to see exactly what we’re dealing with. That can happen at your door or on a video link, with the owner as your contact throughout. Afterwards you receive a firm price with no surprises tucked inside it. Any broken or displaced tile we spot is flagged before cleaning begins, and the ground beneath is protected from the outset.
Our operatives work methodically across the roof with hand scrapers, taking the deep cushions off the tiles, the overlaps and the ridge line. Because nothing is sprayed during this phase, there's no risk of pushing water upwards beneath the tiles. Once the bulk has gone, steam takes over. It relies on temperature rather than force, delivering water no harder than a typical garden hose while the heat destroys lichen, algae and lingering moss.
